Property Management
Our property managers have worked exclusively on commercial real estate assets and have a wide bandwidth of experience in office, flex and industrial buildings. Mainly, we have worked for and with multi-billion dollar investment groups managing portfolios that require a significant amount of hands on involvement. We typically manage all of the day to day operations, budget creation and execution of the maintenance from the shell to the sidewalks and everything in-between. Our customer’s buildings range from 10,000 sf to 450,000 sf. However, we’re flexible enough to work with individual building owners as well.
Facility Management
Our success is directly tied with our tenants. If they succeed in business and stay in the buildings we manage then we all win. As a means to reach that goal we also help our tenants with their maintenance responsibilities within their suites. That way we know who’s working in the spaces, the infrastructure is being maintained in a manner to protect the owner’s interest and we eliminate their concerns with their premises before they become an obstacle for renewing.
We use an online work order platform which allows our tenants to request work and then the ability to track it to completion. We want to make sure that they enjoy being in your (our customer’s) building for many years to come.
Leasing
One of Sentinel Management’s main goals is to keep the existing tenants in our customers buildings. We have successfully negotiated over 240 lease renewals with a full range of tenants in spaces ranging from 1250 sf to over 115,000 sf. We do not represent tenants in buildings we manage, so we work extremely hard to ensure that tenants don’t want to leave their space and we develop those relationships so we have a very high success rate in renewing tenants.
Accounting
We provide full-service property level accounting for our customers. We mainly utilize Yardi, one of the premier property accounting programs but are open to utilizing other customer solutions so that we can work as seamlessly as possible with our customer’s existing accounting practices.
Project Management
We have a tremendous amount of project management experience with many different types of both new and tenant remodel projects. Sentinel Management is also unique in that we are a licensed general contractor. Our goal is to work as quickly and effectively as possible to help our customers lease space sooner than later. Whether we’re the project manager or general contractor, we’ll work on an open book basis. Over the years we have successfully managed TI projects for hundreds of tenants. However, we have great relationships with a trusted set of contractors and we work to foster those so that we can move efficiently in our efforts to lease space.
